One South Austin Address, Two Restaurants Headed in Opposite Directions

Limestone and cedar home with a shaded covered porch, bronze-framed windows and a broad lawn beneath a mature live oak.

At 2000 Southern Oaks Drive, one family business decided a storefront cost too much to keep, and another business decided it was ready for one. The Vegan Yacht left the building on Aug. 2 to go back to a trailer. Little Nishi closed its trailer and moved its first sit-down restaurant into the same space.

The same trade-off between a storefront and a trailer is happening elsewhere in South Austin this fall, and so far it shows up more in which addresses change hands than in which restaurants disappear. To see where your usual dinner spots stand, start with the building on Southern Oaks.

Eight Years on Southern Oaks, Then Back to a Trailer

The Vegan Yacht spent eight years at 2000 Southern Oaks Drive before closing that location on Aug. 2. In a June Instagram post, owners Mike and Danielle Wood said rising costs for the storefront and for supplies left a trailer as the only way to keep the business going long-term, Community Impact reported.

It's a return to where they started. The Vegan Yacht launched as a trailer in 2010, and the new one is a brand-new build at Springdale Food Park in East Austin. Mike Wood told Community Impact he expected to open in mid- to late October. The menu is still built around burritos and bowls of tempeh and seasoned soy curls, and many items are labeled nut-free, soy-free or gluten-free. If you were a regular at Southern Oaks, your smokehouse bowl is now an East Austin drive.

The Trailer That Moved Indoors

Little Nishi went the other way. Chef Joel Taylor opened the sashimi and hand-roll concept in fall 2023, and until this month its South Austin home was a trailer at 2118 S. Congress Ave. That trailer stopped serving on Oct. 1. The team also offered it for sale for $25,000, which is roughly what it costs to buy into the format The Vegan Yacht just went back to.

The new restaurant is called Nishi, and Little Nishi announced Oct. 15 as its opening date at 2000 Southern Oaks Drive, according to Community Impact. Moving indoors meant hiring. In August the business was recruiting sushi chefs, servers, a kitchen manager and a prep cook, more staff than a trailer window needs.

Here's what to expect before you go:

  • The menu people already know. Little Nishi's trailer served seaweed salad, roasted chili edamame, miso soup, hamachi with toasted sesame, sake toro with salmon belly and ikura, and a spicy tuna hand roll with yellowfin, avocado, honey and chili puree. Community Impact listed the Hama Toro hand roll at $9.50 on the trailer menu.
  • A bigger menu is possible. The Austin American-Statesman suggested the restaurant could carry at least as many dishes as the trailer's long list of hand rolls, but that was the reporter's guess, not a published menu.
  • Drinks may come later. Nishi filed for a Texas Alcoholic Beverage Commission wine-and-beer retailer's permit on Aug. 26 and a food-and-beverage certificate on Aug. 31. As of an Oct. 5 snapshot, ATX Things showed both as pending.
  • Check hours before you drive over. Hours hadn't been posted ahead of the announced opening, so @nishi.atx on Instagram is the place to look.

Little Nishi's trailer menu also continues at Teddy's Bar, 2200 Manor Road.

Josephine Street Made the Same Kind of Swap First

The Southern Oaks handoff has a model a few miles north. House Wine served its last night at 408 Josephine St. on May 27, 2024, and announced a move to 1711 S. First, Eater Austin reported. Like The Vegan Yacht, the business moved. The space on Josephine has now been taken by someone new.

That someone is Casa Fina, a Spanish tapas bar from Il Brutto chef Erind Halilaj and operating partner Charity Sadoy, with a new patio. Reservations opened Oct. 8. On OpenTable, dinner runs 5 to 10 p.m. Monday through Thursday and 4 to 11 p.m. Friday and Saturday, with an average check in the $31 to $50 range.

The Casa Fina menu shows what that range buys:

Dish Price
Anchovies $16
Scallops $20
Crispy octopus $20
Quail $28
Black cod $36
Steak $48

Two tapas and a glass of wine put you near the top of the OpenTable range, and adding the black cod or the steak can take a dinner past it. The bar program leans on Spanish-region wines, gin and tonics, vermouths and sherries, according to Tribeza. The bar counter is for walk-ins, and the wraparound banquettes take reservations. If you want a weeknight drink without booking, aim for the counter. Paella showed up in early previews, but it isn't on the current menu, so don't build a visit around it.

South Congress Has a Dark Porch and an Open Trailer Slot

South Congress lost two familiar options at once this fall, for very different reasons. Little Nishi's trailer at 2118 S. Congress closed by choice. A mile north at 1400 S. Congress, Perla's has been closed since a kitchen fire on the evening of Sept. 6. The Austin American-Statesman reported the fire started in a kitchen vent hood and that the restaurant would stay closed pending repairs. Perla's own site still says it's temporarily closed and will share a reopening date as soon as possible.

Perla's is run by MML Hospitality, and that same group is putting money into South Austin elsewhere. In February, MML announced a partnership with the owners of Bartlett's, a steakhouse operating since 1986, to open a second location at 301 W. Riverside Drive. A state project filing estimates construction will start in early 2027 and finish in late September, Community Impact reported. With construction not scheduled to start until 2027, it won't be ready for a holiday dinner this year.

The New Square Footage Is Going to Bigger Brands

Each change in that table involves a South Austin independent moving into, out of, or within space that already existed. The newest building on South Lamar is filling differently. The Code, at 2323 S. Lamar Blvd., has three tenants coming, according to Community Impact:

  1. Manhattan Cowgirl, the brand's flagship store from owner Kyleigh Nethery, opening on the ground floor this fall. It will carry boutique fashion and a custom cowboy hat bar where you choose the silhouette, color and materials.
  2. Pure Sweat + Float Studio, the brand's first Austin franchise, owned by Rachel Flowers and due this winter, with infrared saunas, cold plunges and float therapy.
  3. ISI Elite Training, also due this winter, joining a network of more than 50 locations with 50-minute strength and conditioning workouts.

A few blocks north, Mendocino Farms opened a South Lamar location at 1100 S. Lamar Blvd., Suite 1125, on Sept. 22, serving sandwiches, salads, wraps and soups.

Two of the three tenants headed to The Code are franchises or part of a national network, and Mendocino Farms is a multi-location brand. Meanwhile, the independents are making their changes in older buildings. On Southern Oaks Drive, that meant one family business trading a storefront for a trailer, and a hand-roll trailer taking over the room it left.
